What is a Four-Point Inspection?

A “4 Point Inspection” Is a detailed inspection that focuses on only four central systems in a home:

•HVAC (Heating, Ventilation, and Air Conditioning)

•Electrical wiring, panels, and breakers

•Plumbing connections drain, and fixtures

•Roof A 4 Point Inspection and report describes the condition and age of these systems.

Do I need a four-point inspection?

When you change insurance companies or, buy a home, that is 25 years or older, as a result,  you will need 4 Point Inspection before obtaining homeowners insurance.

The purpose of 4 Point Inspection is to ensure that the systems inspected are in good working condition and that they will not be a liability to the insurance companies. For instance, a home with a roof nearing the end of its useful life may fail. and the homeowner may seek reimbursement from the insurance company for damages to the home or its contents. above all, these are 4 areas that you should ask your inspector about the condition of.

Similar concerns extend to the condition of the HVAC, electrical and plumbing systems in an older home. If any of the systems are in poor condition, or in need of being updated or replaced, the insurance company may require you to fix or replace the system before issuing the policy.

Newer homes with newer systems, are assumed not to have as much of a possibility of being a liability to the insurance companies, so a Four Point Inspection is usually not required on newer homes.

Who pays for the Four Point Inspection?

Who can perform the inspection and sign off on the report?

A Florida licensed Home Inspector, or General Contractor must do the inspection and sign the report. We are certified as both Home Inspectors and as General Contractors.

Can I use the Home Inspection Report that I had on my new home instead of a 4 Point Inspection?

In conclusion, No, the insurance companies do not accept Home Inspection Reports in place of a Four Point Inspections/reports.
